The, relatively newish, Home Report system has cut out a lot of the wasted money getting a survey before offering, and then the offer not being accepted, as the report has a full list of any repairs that would be required, and how urgent they are, so quite comprehensive.
You can of course get your own survey done too, wise if there could be possible problems or things that need to be investigated further. Most people will offer subject to that being satisfactory if undertaken, and subject to the mortgage actually being granted, so things are a lot easier these days, with no need to spend any money until you have an offer accepted.
Then the 2 solicitors will spend a week or two firming up the details of the offer, such as what is included in the sale when it comes to kitchen equipment, blinds, curtains, carpets etc, and negotiating an entry date, searches are completed, which is pretty quick up here, and then the missives are exchanged and you are committed to the sale/purchase.
If you need time to sell a house first, you negotiate a long entry date, but you still have certainty that things will go ahead. Nobody can pull out of the sale/purchase, or try to lower their offer, or ask for more money. Trying to do so comes with huge financial penalties.

Kj. Sellers south of the border can prepare things in advance too but I think in the end people want to have their own surveys etc.
Out in the garden today, nice when the sun was out but very cold when it disappeared, hard to work up much enthusiasm but got a few plants in that have been lingering around in pots. M/H goes in for it's two year service and MOT tomorrow, that will drain the bank balance.
Finally heard from a CL we wanted to book, so two CLs booked one north, one south and one more to go!

Thought I'd share today's rollercoaster ride with you all 😲
Had a lovely reflexology treatment wiped out within minutes of walking in the door. Our buyer, us and our seller all about ready, our seller's seller buying new build - who originally said they'd not hold up the chain last October. December their builders wanted exchange mid January for completion end February, now hear their house not ready until end of March 😱😤🤐. Our seller's agent on the case. At least I'll be here for my birthday, this made me decide we're not shifting until afterwards, it's early February, so that's on, one bit settled if rest of my equilibrium unsettled......
Of course this is a first world problem. We're not one of those poor folks fleeing with nothing in very dangerous circumstances 😪😪

Sorry to hear your news B2 hopefully it will sort itself out.
A much milder day here even some sunshine so a bit of deadheading and a few other chores and filling up bird feeders, OH done a few chores inside and the sky has cleared over so more frost tonight and looks like a few more nights of the same certainly been a cold month here so far.

Oh Bakers2 I am so sorry. I do feel for you. The only consolation might be that hopefully the weather will be better when you do move.
Bitterly cold here today and although dry the sun was in short supply. We met up with some friends for lunch in the Museum cafe. Although we had a lovely catch up with our friends we didnt like the new decor of the cafe. It is a temporary change to reflect their 'Urban Exhibition'. Grunge is the word I would use so we will give the cafe a miss until the exibition ends in May. While we were in town we went to Fat Face to get our son's birthday present. Their internet was totally down so not only did we have to pay by cash but they also had to write out the receipt by hand using pen and paper. 'How quaint' was OH's comment.

Thanks for the commiserations. I'm sure it'llsort itself out. I just want to reach the point where it has to happen! Sooner would be great life seems to have been in limbo for so long. Plus grandson has worked out how to crawl, so that warrants a hug 🥰
Milliehull I love it at least they took cash, good they had somewhere safe to store it - someone's lunch box? 🤣 I expect someone had to find a bank/post office to get a float plus buy pen and paper. Lastly the staff had to be able to 'do sums' and give change.... I think your OH sums it up nicely.
Thinking of the Wherenext's hope their journey was without incident and today's funeral went well.

We too hope that WNs' journey and funeral went without mishap.
Moved to our 6th CL of this trip on a lovely sunny but cool day. Won't say which one it is but there are Red Kites overhead and we look across to a huge viaduct. For a change the lanes by the site were dry for our walk after lunch, s came back with an unmucky dog. Watched climbers on the local crag making the most of the relatively warm rock.

Nellie, OH was out in our garden yesterday and watched a redkite flying around above. Such a lovely sight.
I too hope the WN family had a good and safe journey and that the funeral went well.

Me? Knackered, physically and emotionally. Hopefully back on a ferry tomorrow. The 5 of us, me, missus, brother, SiL and widowed brother able to spend some quality time together after the funeral and we managed to persuade our brother to come for a relaxed meal tonight. We've had laughter and tears sometimes at the same time.
The ferry over only had about 100 cars. Felt like the Marie Celeste, but great for us. Hoping for the same tomorrow. Back home with a bit of luck on Saturday.

Hope you all get home safely WN, sounds as though you'll need time to settle back into things at home. Hope your brother in France has people to help him. You got there, so it's good things worked out for the journey and get together.
Icy cold here with bright sunshine. Followed my old man in the van this morning to get the m/h service etc done. The local school run was manic with people peering through small holes in frosted windscreens, scary how some manage these things!

They are brain challenged brue. Someone was prosecuted the other day for merely having a letterbox to peer through in bad weather. I loathe the school run around us, so many harassed looking parents and carers doing rather silly things. Blocking roads, leaving doors wide open, parking on double yellows, up kerbs, double parked. And the language if you dare to point out they are in the wrong😯

Waved goodbye to the caravan this morning. Even though it only came back from the dealer's in December - for its service - a fault has developed with the Truma boiler in that the water isn't getting as hot as it should. In fact it's barely lukewarm. I tried to get a few local mobile engineers to look at it but the earliest any of them could fit me in was June! Same with a local dealer who is also a Truma service centre.
So - back up to Cumbria - fortunately, with me not being able to drive at the moment, they agreed to come and collect and return it. I suspect a big bill will be on the way since it looks as if the boiler will have to come completely out of the van to be fixed.
According to the Service Manager, the 'new' Combi 6 is prone to such problems - unlike the Alde unit which they are finding to be much more reliable.

I am so pleased that the funeral went well WN and that you were all there to support your brother. Wishing you a safe journey home.
I had a phone call early this morning from a fellow guiding friend to say he had been up night with a stomach bug and please would I cover his guided tour of the Cathedral this morning so our planned walk was cancellled. I had a good crowd for the tour and the Cathedral was very busy with people visiting the 'Made in Lockdown' exhibition. It has been dry here but very cold with not much sun.

Sorry to hear of your problems with the heater in your van, Richard. Hope that the dealer is able to sort it out. We seem to be having a problem with the charging of the leisure battery which I will have to get sorted one way or another before we get home as we need the mover to get the van onto it's parking spot.
Millie, well done with stepping in to take the tour today. You must be getting well versed with them now.
We went to Hardwood House today, missing out the house tour but having a good time on the walks through the gardens and around the lake and the park.

Good to hear someone is out and about enjoying places. The Brues are mostly stuck at home.
Yet another very cold day, we have had some low overnight temps so things don't really warm up, our area between seems to have it's own weather system.
Millie, what were some of the lockdown projects like? Thinking back we were quite industrious at home and got jobs done inside and out. This year I fear will not see such efforts!

I had a look online brue, looks very interesting. We have done all sorts of lockdown things, a bit out of the norm for us. Lots of creativity, plenty of gardening, and some challenging DIY (unless your name is Kjell). Next up, we are putting in a new shower base and cubicle🙏 Then I want a new step in front of house, into garden. The dog needs a new purpose designed bed,….🤔

Brue there is some wonderful exhibits in the Lockdown exhibition. Paintings, mosiacs. Photography, needlework, sculptures. I did another tour today. One of the ladies has been reading Hilary Mantel so probably knew more about Katherine of Aragon than I do! Bitterly cold here today but wall to wall sunshine.

Yes bitterly cold week, but some glorious sunshine to boot, so dont mind that, and the economy must be picking up, seen at lot of these in the deep water channel in the Solent this week together with the paddle boarders, a sport which is def on the up in our parts.Had some very low tides this week so a lot of sand on the beach which is unusual for us, something to do with the full moon, or so i am told.
Now got 1 full 4.5kg butane gas cylinder, so i can run the BBQ from this as standalone rather than using the onboard LPG, have 1 more empty 4.5kg butane which i hope to exchange for full next week and that will see us thru this year. 6kg cylinders are being sold for £90 on ebay buyer collect, have 2 almost full so no problems with them.
, hope to take caravan out late Feb early Mar so that we can give new pup a taste of what is going to be a new life for him for 3 months, but hopefully in a much warmer climate. Hats off to you NH, used to caravan in all weathers, but cant bring myself to do it anymore, getting soft in my dotage

Another long day but finally home. Seemed to have spent the last 5 days travelling in one form or other.
Got back in time to do our 48 hour post travel LFTs. Both negative.The "trip" went as well as one could hope for, except for a final glitch with the second hotel in Dinan where they've taken the payment for the stay twice. Hopefully it will get sorted in the wash.
The car needs a wash but may not get it for a few days.
