    I wouldn't imagine a planning application of this type would go through on first call for any site. So lets hope the discussions are going well.

    Although to be honest I withdraw them if it looks like we'll get a refusal and a solution may be achievable. I rarely allow something to get a refusal and it's only if there's a good chance at appeal.

    All consultants work in different ways and I'm sure the agents have a game plan

    Mine too..... At least I hope they have a game plan. And I doubt the CC have actually bought the site outright unless it was a veritable bargain price at agricultural land value. It is far moere likely they have an option to purchase subject to an acceptable
    planning consent. Note the use of 'acceptable'..... One should never enter into development without an escape clause or Plan B.
