Braithwaite Fold C&CC site

Can't say that I was enamoured with the Luss Site, we found it very noisey, both from the road directly behind and from the hotel adjacent, and wet in places.

I see that tender submissions are open until 1pm on 15th November for a 10 years lease

It's interesting that they are now offering a ten year lease, double the previous lease I think? I wonder if they have realise that no one will invest in a site with such a short lease. I also wonder if the C&CC were given any advance notice as the bidding process is still in progress it seems they may have been a bit premature in saying they won't run the site in future, unless they have looked at the figures and decided it's not worth it. Would a ten year lease and the prospect of spending half a million to upgrade attract the CMC for just ten years?

I think that there are around 52 pitches inside the site gates and 3 or 4 grass only outside. Not idea if the proposed additional 27 pitches have been added. Yes I think that the previous lease was 5 years as we visited the site in May 2013 initially when it was with CC. I could not see that the C&CC had made any changes when I was there last year. Maybe some equipment changes in the showers etc

Hello,
The extension did go ahead at Braithwaite and is open.
I stayed on there in October and pretty good , much more space than on the original site.
However , they have not added any additional toilet facilities so I imagine at peak time could be an issue - they have added an additional water point.
One watchout is that pitches right next to the main road do get more noise than the main site ….one upside in this having been a C&CC site is that its been relatively easy to book ahead but their 3 day minimum at off peak is a pain …...…..swings and roundabouts...
Just remember when it was CMC it got fully booked very quickly from bookings opening ...……..Jacbear

We dropped in to see the site when on a drive last week, it was busy, not full but busy.
We thought it looked very cramped, mostly motorhomes but a fair number of caravans too. Only 1 or 2 had porch awnings up, cars parked across front of pitches. In summer with more caravans with awnings it must feel awfully tight for space.
Its in a great place and very popular but all around it they are building what looks like luxury apartments about 4 or 5 stories high, they could holiday lets or permanent ones not sure.

We used it last year before the extension. Virtually unchanged from when CC had it. There were the usually ratio of awning users to non awning users. I never like a car parked across a pitch but it is a convenient location for a 5 night stop.

According to the C&CC website they say
"Overview
Braithwaite Fold Club Site will cease to operate as part of The Camping and Caravanning Club network on 02/01/20"So it would have been open in October. Are you saying you have new information to suggest the C&CC have agreed a new lease?

When were in The Lake District about 8 years ago We wanted to park in a visitors centre and walk into a nearby town for lunch. Three hours parking was around £5. It was near the end of a holiday and we had run out of change. We keep car parking money in the ashtray. I was going to try and get change when I met somebody that I occasionally met at work. Everybody knew my name when working even if I often did not know theirs - Probably because of my straight talking and folk would refer to AT's diplomacy.
We had a natter and I said I was off to get some change. She insisted in giving me the parking money and said to pay her next time we met.

I have just had it confirmed by the CMC that they are not operating Braithwaite Fold in 2020. When I last stayed there in 2019 the builders were at work extending the site, site excavated and roads set out.

Richard - CMC? Can you clarify that you mean the Camping and Caravanning Club?

What we want to know now is how has taken on the site if its not the C&CC? It is well past the tendering stage and if the site is to open for this years season it will have to happen soon.

Was it the ccc that spent the money or as it is a local authority's site did they do the work and then expect the ccc would pick up the bill with a much higher lease extension price
It was I understand the main reason the cc pulled out,
Things these days are very accountants running things instead of those who know the business

It says on Caravan Talk that the club has taken on the lease for this site and it will reopen in May after refurbishment, (presumably of the toilet block).
The C&CC apparently did not want to renew the lease, they have bought two other sites in2019 in the Lake District so may think they do not need it.
The council apparently added the extra pitches before putting the lease out to tender. I have not seen anything from the club on this though.

There is a post on SwiftTalk where it says they were at CCC Keswick and the manager there told them that the CCC have just renewed the lease, presumably for 10 years, at a cost of £4 million, and will reopen in May after an upgrade.
So it seems confusion reigns as to which club has taken it.

I had it from a reliable source this morning, who had been in conversation with Braithwaite yesterday, that the Lake District Planning Authority are at present in talks with the CC, the C&CC, and other interested parties and that a decision on who would be running this site would not be reached till sometime in February. One can believe what one wants it appears.

There can't have been any interest in previous tender as it's back out for tender now, the previous being for a manager and is now looking for a tenant on a 25 year lease....

I am sure if they had offered the CMC a 25 year lease I suspect we would still have the site and it would now be up and running as a fully refurbished CMC site?
