What makes a Hotspot site?

Is it purely location that makes a site like Chatsworth or Rowntree so excessively popular? Just looked at Chatsworth there appear to only be two weekends between now and end of August with availability. Its not a small site, so is it (and its fellow hotspots)
so much better than sites in the surrounding area?
