On an average of £20 per night and a site capacity of 100, which is probably an average of CC sites, that equates to £14K a night when operating at capacity. That's a lot of grass cuttings.

I would pay extra to be on a small private site, (say maximum of 30 pitches), lots of space, decent privacy, lots of nice countryside outside the site fences. Not keen on huge sites, rows of boxes, everyone cheek by jowl, having to cope with someone else's noises.

We recently viewed the pricing structure at an independent site, open all year.
Their prices just had 2 seasons:
The Off season ran from 1st.September until Easter weekend
The On Season ran from Easter until 1st.September.
Pretty simple to understand from the outset and then to attract usage in low peak they offered 4 for 3 or 3 for 2 nights during the week.
The CC pricing structure has too many variables for my liking. It hasn't always been this way so why makes things more complicated than they need to be?

True, a lot do. There are a few little gems out there though, still reasonably priced as well. Depends what the investment is as well of course. We only need a tap, (shared) a cdp and a rubbish bin. It's all our neighbours that want more, puts the price up for us. Don't mind paying a bit more for ehu of course, handy in Winter. Interestingly, some Club Sites are fantastic in Winter, cheap as chips, lots of space. We had two lovely stays at Bolton Abbey before Xmas, under £19 per night, with nice facilities. In Summer we use £14.50 sites, sometimes cheaper than CLs and often not too busy. OH stayed at Exeter Racecourse for under £10 a night last July! Loads of space away from main facilities.

AD, we seem to have been luckier, but we do think carefully about where we stay, and the time of week or year we visit. For example a seaside site of any size in August would be approached with caution by us, but conversely, we did Ferry Meadows in February Half term last year and was pleasantly surprised how nice it was, and how quiet!
Our Best ever result was a CS two miles from Wells next the Sea mid August a couple of years ago. Just us, a huge mown field, half a dozen hares and the stars! Bliss, and all for £12 a night! Couldn't believe our luck. Incleborough Fields looked like hell on earth when we drove past, rammed to the gunnels!

I certainly agree with that! Unsocial behaviour should be dealt with no matter who runs the site, swiftly and fairly. But having more space and less users in our experience has been better.
Our early camping and vanning experiences were spent on a small 30 pitch private farm site. It had a lot of Dutch and German visitors, always found them to be lovely neighbours, especially the Dutch.

Depends on the site JVB. Take Marazion/Threeways. Two fields, one laid out around field edges, one more random, pitches shoved in as landscaping dictates. 15 years ago it was a delight, you could just turn up on spec, get a pitch, plenty of space. Now, June, rammed full, same September. Big vans, big awnings, not much space between units. Only a small site by Club standards, but they are packing them in. We took a look at a landscaped CL close by and never went back. So not just school holidays.
Interestingly, after a really poor experience, we returned to Yellowcraig last Autumn and had a peach of a pitch, but only because it was too awkward and restricted for big vans with an awning. It was just like being on a CL. Good price as well considering superb location and facilities.

TDI, just FYI, 3ways has the same number of pitches now as it did 15 years ago. Maybe the increasing size of outfits and the stuff people bring with them is the reason for the site seeming tight?
It has also been discussed on here before that the smaller no facilities sites are becoming more popular, maybe another reason why it's fuller for longer?
It's one of my favourite sites to go on my rest days but as I don't book ahead I've had trouble getting a space, lucky there are some great CL's in Cornwall.

In response to the original post, here are my suggested charges for CC sites:
Low season £15/night
Mid season £20/night
High season £25/night
This would cover one unit with two people.
Extra people at £10 - 15 per night (depending on season) and this would include all extra people (adult or child).
Awnings extra £5 per night.
Serviced pitches (which should be extended to the majority of pitches) £2 per night extra.
No extra for dogs / cats etc.
Pre-booking of a specific pitch £10 per booking extra.
Deposit of 25% of total bill payable at time of booking.

Not a bad attempt Ian but I disagree on three areas:
Extra wage earning adults OK at £10 but this can hardly be justified for 18 year olds etc who have no income.
Children ( the future of the CC ) £3 per night
Dogs - 1st dog free, 2nd dog £3, 3rd dog £5. Limit of 3

An interesting response to the OP, the way that some members give their view on what they would price a site at ,and the other members who say it's fine as it is ,
It would be interesting to know how a warden would make the most of their site income if they owned the site , but we won't know as they can't take part

Thanks JK, I thought it might have the same number of pitches. Back when we first used it, a 15 ft caravan was a monster. Now it is small, and as you say, add on the big awnings and the rest of the paraphernalia and you have reduced size space for everyone. Still a lovely little site though, nicely located.
Ian, you can get luxury cottages, in Summer, for a family, for less than you want to charge per night. Not realistic for families.
Ovaltineys, you have just outed yourself as a not too dog friendly ex pie muncher!

Wouldn't argue with much of that, actually, but I don't think you can really justify £5 a night for an awning, particularly on HS - is that for any size? Maybe just £5 per extra adult and children free?
Also, I don't think there's a lot of call for pre-booking pitches, unless one uses the same CC sites regularly.
