Hello All

We opened our CL last September and are now looking forward to the new season.

We are an adult only site and dogs are very welcome.

All our pitches are fully serviced, super pitches on hardstanding with own loo and wash basin and washing up facilities on your own pitch.

We are near Aspatria in Cumbria 20 miles west of Carlisle and situated between the Solway Coast and and the Lake District. Perfect touring base or a 'nice getaway from it all' site.

We are based in the grounds of the ruin of Brayton Hall and beside Brayton Park Golf Course a 9 hole pay as you play golf course, there is also a restaurant a 5 minute walk way all accessed on private roads.

We had some fabulous feedback from our vistors last year and hope we can make an enjoyable stay for visitors this year.

    I actually left a comment on your site to a report left by Munch098 last October where he and another reviewer actual made a comment saying you were setting the standards that other cl owners should follow. I thought those comments we derogatory to the many
    1000’s of cl’s around the country which are much loved by members who prefer the more simplistic cl. This is what the cl system was set up for. Small, 5 van sites that provide a more back to nature experience than that of club and commercial sites.

    Your site, with the facilities you have provided, is more of a mini commercial site and all those facilities are within the caravan anyway which is what most cl users are used to.  I have just returned from a club affiliated site in Cambridgeshire that is
    beautifully laid out with first class facilities and super pitches.  It cost me £15 per night and even at the peak of the season was only £19 per night and top of the range club sites are well £23 at this time of year. I notice from your web site that there
    are more images of motorhomes than caravans, maybe those owners are more suited to your facilities than caravanners, I don’t know.

    I wish you luck with your cl but at that price it’s not for me I’m afraid. Such a pity because you are in a beautiful part of the country.

    I agree with the above poster. 

    The number of existing CL users willing to pay £23 a night is unfortunately very small.  

    It looks very nice but a bit OTT for me.

    I'm sorry you feel that way about our site but based on our future bookings and the comments of the people who have stayed on our site already, they are all attracted here because of the facilities we offer and the beautiful location.  We are not just attracting
    motor homes, we have a lot of caravans coming here too.

    It looks wonderful for those that want those sort of thing and I wish you luck with it after going to all that expense, however, like Harryb, I strongly object to the suggestion from one of your visitors that this is what other CL owners should aspire to.
    I wouldn't want other CL owners to believe that it is what all CL users want. I certainly don't and there are many like me.

    As I say good luck because you are very brave to provide these facilities and I really hope you stay full all season. You deserve to and I wouldn't have commented on it were it not for the suggestion that this should be aspired to.

    Your site looks lovely, and you have clearly invested a lot of money, hence the £23 per night.

    I have to be honest though.  I think you've gone a bit OTT for a CL which is in a not particularly popular part of Cumbria.  

    Had you been a mile away from Windermere, Ambleside, Grasmere or Keswick ..... maybe you could charge that amount.  A mile away from Aspatria .... I don't think so.

    Stayed on a nice site last year overlooking the South Downs which was £25/night and that was well attended so there is no reason why Braton Hall shouldn't do ok.  If I was in the area I would probably stay.

    Like LTC and harryB the sort of site that you have built is certainly no the type CL we would use at the price you are charging. I would hazard a guess that many more CL users consider your charge as too high.

    It looks and sounds nice. Sure there will be many who like it, but we are fine using our onboard facilities and prefer location to lots of extras. Price therefore is way too much for us, we could have three nights away for price of one night with you. But

    I think the strength of the CC is the diversity of the CL stock

    I have just posted a reply to you on another thread greenkeeper, I will say the same here, your site looks great, but your prices are way out of my price band for a CL Im afraid. I wish you luck .

     As an aside we prefer using our own facilities as we know who has "sat" on/used them, but that is our choice and not always the choice of others.....Cool

    It would be interesting to know what criteria new cl owners use to set their prices. Do they get advice from the site inspector?

    Given that the pitches are HS, why the short season? With that degree of capital investment, I would have thought you would need all year opening to be cost-effective.

    Harry I guess most CL owners have some form of business plan, investment, write off, running costs, income etc.. or they are really wealthy with philanthropistic tendancies

    GK - your site looks fantastic and, for a CL we usually look for at least a WC and shower if we're staying for more than a couple of days. But I do think you've overdone it as far as we're concerned. We love the Lake District and the outlying regions such
    as where you are, but we can find CLs which suit us for half your prices. So, I'm afraid, it's also a "no" from us, but we do wish you luck and hope you make a go of things.
