Are universal awning annexes any good?

Our son is now too big for his caravan bunk so we are thinking of getting an awning annexe. Don't know how many more years he will be coming with us so don't want to spend a lot.  Are the universal annexes waterproof? Do they fit ok? Anyone selling one?
